1. AGREEMENT TO TERMS By confirming your reservation, you (“the Guest”) agree to comply with these Terms & Conditions and the House Rules of The Drift. This agreement constitutes a legally binding contract between the Guest and Roaming Home Properties LLC.
2. PAYMENT & INCIDENTAL HOLD
Full Payment: Full payment for room and tax is required at the time of booking.
Incidental Hold: At check-in, a temporary $100.00 incidental hold will be placed on the credit card provided. This is a pending authorization to cover potential damages, smoking fees, or undocumented pets.
Debit Card Disclaimer: If using a debit card, your bank may treat this hold as a temporary deduction from your available balance. The Drift releases the hold within 24 hours of departure, but your bank may take 3–10 business days to return the funds to your account.
3. LAKEFRONT & PROPERTY LIABILITY (RSMo § 419.010)
Inherent Risks: The Drift is a lakefront property on Lake Taneycomo. Guests acknowledge risks including, but not limited to, deep water, slippery docks/walkways, natural terrain, and wildlife.
Assumption of Risk: Guests voluntarily assume all risks related to the use of the property and docks. Missouri law limits innkeeper liability for lost or damaged personal property not deposited for safekeeping.
Supervision: Children must be supervised by an adult at all times, particularly in outdoor areas and near the water, and life jackets are highly recommended for children under12 years of age that are on the docks.
4. PETS & ANIMALS POLICY
Dog-Friendly Only: The Drift is a dog-friendly property only. No other animals (including cats, birds, or exotic pets) are permitted on the premises.
Aggressive Behavior & Nuisances: We maintain a zero-tolerance policy for aggressive behavior. If a dog exhibits unruly behavior, aggression toward staff or other guests, or excessive barking that disturbs the quiet enjoyment of the resort, the Guest will be notified immediately.
Immediate Ejection: In the event of aggressive behavior or significant property damage, The Drift reserves the right to ask both the dog and the Guest to leave the premises immediately without a refund for any unused portion of the stay.
Registration: Only pre-registered dogs are permitted in designated pet-friendly units. Unannounced pets will result in an immediate $55.00 per dog fee.
Mandatory Pet Relief Area: To protect our landscaping, pets are strictly prohibited from relieving themselves on any grass, gardens, or landscaped areas on-site. Guests must use the designated Pet Relief Area located across the street.
Waste & Damages: Failure to clean up pet waste results in a $50 fee per occurrence. Guests are 100% financially responsible for any damage to furniture or flooring.
5. SMOKING & VAPING
100% Smoke-Free Interior: Smoking and vaping are strictly prohibited inside all units.
15-Foot Rule: Smoking is only permitted outdoors and must remain at least 15 feet away from any door, window, or air intake.
Cleaning Fee: Evidence of smoking inside will result in an automatic $200.00 specialized cleaning fee charged to the card on file.
6. EVICTION & CONDUCT Management reserves the right to eject any guest without a refund for violations of House Rules, excessive noise after 10:00 PM (Quiet Hours), or conduct that endangers other guests or staff.
7. CANCELLATION & REFUND POLICY
At The Drift, we understand that plans can change. However, as a boutique destination with limited inventory, cancellations significantly impact our operations. Our policies vary based on the accommodation type booked:
A. THE SUITES
(Includes all Suites- Units 1-14)
15 Days or More Prior to Arrival: Guests are eligible for a 100% refund, less a $25.00 administrative cancellation fee.
7 to 14 Days Prior to Arrival: Guests are eligible for a 50% refund of the total booking amount.
6 Days or Less Prior to Arrival: No refunds will be issued for cancellations made within this window.
B. THE LODGES
(Includes all other stays: Retreats, Lodges and The Trout House & Drift Away)
30 Days or More Prior to Arrival: Guests are eligible for a 100% refund, less a $25.00 administrative cancellation fee.
14 to 29 Days Prior to Arrival: Guests are eligible for a 50% refund of the total booking amount.
Less than 14 Days Prior to Arrival: No refunds will be issued for cancellations made within this window.
C. NO-SHOWS & EARLY DEPARTURES
No-Shows: Guests who do not arrive for their scheduled reservation without prior written notice will be charged the full amount of the booking.
Early Departures: No refunds or credits will be issued for early departures or unused nights once the guest has checked in.
